WHEN Andrea and Phil Dean saw a converted church for sale five years ago, they were eager to trade in their semi in Seaburn at Sunderland. But with four other would-be buyers in the frame, they were worried a bidding war would develop and it would sell for way more than the pounds 200,000 asking price.

"In the end I think our offer swung it as we agreed to take on the seller's cat, which was getting near the end of its life and would have found a move difficult," says Phil, 38, a partner at Newcastle commercial law firm Mincoffs LLP. "But unfortunately she died in 2007.
